This eleven-story senior housing development was a unique project for us to undertake. The challenge here was having to coordinate with two city agencies - Housing Preservation and Development (HPD) and the Department of Housing for Urban Development (HUD) - both of which provide affordable housing for NYC residents, but each have their own guidelines. Our years of experience in working with these agencies allowed us to create a design that complies with all of the necessary requirements for each agency.. This site has two buildings. The first building, which has come to be known as "The Woodlands," consists of 101 individual one and two bedroom apartment units for senior tenants, while the "Council Towers VII" building offers 79 one-bedroom units. The buildings are joined together in the middle to create a cohesive design identity for the development, and in total, provide over 170,000 sq. ft. of much needed living space for senior tenants. Residents of each section have access to a number of amenities, including social lounges, workstations with internet access, community TV rooms, on on-site laundry facilities. The complex sits on a beautifully landscaped property that helps to create a warm and positive environment. Each building is also equipped with solar panels to help reduce energy consumption.
