Currently occupied by single-story commercial structures, this project required some very creative thinking in order to move the retail tenants back to the site, into newly renovated spaces, while still completing the apartments above. The challenge excited us and we stepped to help conceive of this 232-unit 80/20 project with 40,000 sq ft of commercial space. The development is spread over two buildings with very different designs. The long and low zoning envelope inspired us to break up the façade with rhythmical changes in materials, all of which reflect the character of surrounding brownstone Brooklyn.
